Control of the project starts in the architect’s contract. If every requirement, technical and contractual, is in each party’s contract, everyone knows what they deliver, when, and how it is checked. In every phase, from the typical room to the whole portfolio.

An asset digitised from construction makes operation and maintenance cheaper for the whole operating period. On every development of your own, the same contract avoids renegotiating, redoing work and paying extras. Doing it well costs little more than doing the minimum. The typical room

A bathroom duct hits a beam and it is found on site. If the contract requires the typical room to be coordinated in the model with every trade before tendering, it is solved in the model.

The beds

The count comes from the model and matches the business plan (10 × €650 × 10 months × 95 %).

What gets modelled

Only what is measured, tendered or handed over. You pay for decisions, not modelling hours.

The site change

Switching 20 studios to a larger type: with the change in the model, quantities are objective and the change order closes in days.

The construction tender

Quantities from one source for every contractor: comparable bids and no claims for forgotten items.

The final handover

In the contractor’s contract it is part of the price. In the architect’s, it is billed as an extra or nobody delivers it.

Each requirement belongs to one party and one phase, but the model serves them all, through to operation, if the contract bounds what is modelled and why. If not, it serves no one. The contract says who produces it, what data it carries and how it is accepted, and sets your shared platform: one source instead of lost emails, approval workflows, meeting minutes and every deliverable logged with date, author and result.
